The 405 Parkway Apartments are located in Garden City, Idaho, at the corner of E 42nd Street and N Adams Street. The project includes a 39,300 square foot building that combines residential, retail, and community functions into one cohesive structure. Of this total, 26,500 square feet are dedicated to residential use, while 5,700 square feet are reserved for future retail. The program included three vanilla shells, an office, a parking garage, 39 residential units, and a community room designed to foster resident interaction.
Retail spaces and garages are strategically placed on the first floor to maximize accessibility, along with seven apartment units. The remaining units are arranged on the second and third floors to provide privacy and views. The project offers a variety of unit types, including twenty-six one-bedroom units at 543 square feet, one accessible one-bedroom unit of the same size, six interior two-bedroom units at 846 square feet, and six corner two-bedroom units at 796 square feet.
The exterior’s design took on a box shape to match the neighboring buildings. The building’s materials consist of two different tones of blue cement board siding with accents of brick and stained wood. To enhance the visual character of the building, murals and custom fences are placed around the site. Painted murals of birds in shades of blue are located on the trash enclosure and gas meter bank. These works of art turn the functional walls into vibrant works of art that complement the building’s color palette. A custom fence featuring the Parkway Apartments logo are placed around the building, reinforcing identity and character.
Occupancies are classified as B for office and community areas, R-2 for residential units, and S-2 for the carport. The project uses type VB stick construction.
