Hometown South – A Structural Engineer View

Hometown South is a new community from Century Communities, located in south Arvada, that EVstudio is happy to be a part of.  The development consists of apartment complexes with retail space and a variety of townhomes.

The apartments are broken into two types of buildings, 3-story apartments and 2-story apartments over retail space.  Both types will consist of all wood open web trusses, pre-engineered wood roof trusses and dimensional lumber.  The foundations for both buildings will be Post Tensioned Slab on Ground.   The large spans in some of the units were difficult to work with, but with decreasing spacing, additional top and bottom chords and flush beams made it possible to eliminate all interior bearing walls.  This was important, especially in the Retail buildings, in order to allow the vast space available on the main level.

The townhomes are still being developed at this time, but they will most likely consist of all wood open web trusses, pre-engineered wood roof trusses and dimensional lumber.  The foundations are anticipated to be Post Tensioned Slab on Ground.  There are a number different types of townhomes in the works ranging from 3-unit buildings to 6-unit buildings, all with different interior unit layouts.
