Designed with flexibility in mind, the building program includes three vanilla shells, an office, structured parking, 39 residential units, and a dedicated community room that encourages resident engagement and gathering.

Smart Layout for Comfort and Convenience

Retail spaces and garages occupy the ground level to maximize accessibility, along with seven thoughtfully placed residential units. The remaining apartments are located on the second and third floors, offering privacy, comfort, and enhanced views. Unit options include:

  • Twenty-six one-bedroom units at 543 SF

  • One accessible one-bedroom unit (543 SF)

  • Six interior two-bedroom units at 846 SF

  • Six corner two-bedroom units at 796 SF

This mix supports a range of lifestyles while maintaining efficient floor plates and circulation.

Contemporary Exterior Design With Local Character

To align with the surrounding architecture, the building takes on a clean, box-shaped form. The exterior features two tones of blue cement board siding, complemented by brick accents and warm stained wood. Public art plays a key role in enhancing curb appeal: blue bird murals animate the trash enclosure and gas meter walls, turning utilitarian surfaces into vibrant features. Additionally, a custom fence featuring the Parkway Apartments logo reinforces the project’s identity.

Code Classifications & Construction

The project carries B occupancy for office and community areas, R-2 for residential units, and S-2 for the carport. It is built using Type VB stick construction, ensuring durability while maintaining cost-effectiveness for this mixed-use development.
