Welcome to the Yellowtail Duplexes in Big Sky, Montana. This project was developed with Fire Lookout Capital, sitting proudly on the outskirts of the Big Sky Golf Course across from the town center. The modules were highly custom and Produced by Irontown Modular in Spanish Fork, Utah.

Project Highlights
This project is a unique modular project because it was designed to show what modular could be without visually appearing modular. The client requested the project have an aged appearance as if it has been there for a long time but also wanted contemporary design elements.
There are a total of 6 Duplex buildings with each unit having 3,500 SF of finish floor space including a basement and excluding a site built 2-car garage and exterior patio spaces. The units are approximately 5 Bedroom/5.5 Bathrooms.
Key Features
Each unit is designed to maximize factory scope and includes large open expanses between modules, dormer and roof framing integrated into the modules. A large portion of interior finishes were completed in the factory including electrically heated floor tile, wall tile and plumbing fixtures while wood floors, cabinetry and stone countertops are planned to be installed on-site.
Schedule
The project is being completed in phases and the first phase started factory construction in Spring 2023, Were set in Fall 2024 and are scheduled for completion in Spring 2025. Future phases are not currently scheduled but are anticipated to start in Fall 2028 and be occupied by Summer of 2029.
