Modern Office Expansion in Louisville
EVstudio recently wrapped up an exciting tenant improvement project with 15,000-square-foot mezzanine addition in the City of Louisville, transforming the space with a 15,000-square-foot mezzanine addition. As a result, the total office area now spans nearly 30,000 square feet.
Design Vision and Interior Innovation
For the past 18 months, EVstudio has collaborated closely on this project, bringing a bold, modern design to life. A large central atrium and a custom stand-up staircase serve as standout architectural features.
Throughout the space, the team introduced clean, modern elements—extensive glass, suspended ceilings, and sleek slat walls. Every finish and interior detail was chosen with intention, contributing to a cohesive and contemporary aesthetic.
Engineering Around Challenges
The mezzanine posed several structural challenges, but the team engineered smart solutions that balanced the necessity of isolating the new mezzanine framing form the existing building superstructure with the economy of reusing and adding on to existing foundation elements where possible. Placement of new roof top units (RTUs) were coordinated to minimize joist reinforcement but maximize performance, ensuring that the new office spaces will remain comfortable for occupants.
At the heart of the building, the atrium draws visitors in with its open, airy feel. A custom-designed reception area with modern lines sets a welcoming tone. Customer-facing rooms showcase floor-to-ceiling glass, adding transparency and natural light.
Notably, the atrium opens directly into the main office area without any fire separation—a creative solution that received approval.
Teamwork and Trusted Partnerships
Sprink Construction led the build with skill and attention to detail, while the client, Tendeg, stayed closely involved throughout the process.
Strong coordination between all parties kept construction on track. EVstudio team member Jana Hutkova—who had previously worked with Sprink—helped ensure seamless communication and efficient decision-making.
