Modular Workforce Housing in Gunnison, Colorado: Sawtooth Development Phase II

EVstudio partnered with Fading West to deliver Phase II of the Sawtooth Development, a forward-thinking modular workforce housing project in Gunnison. This phase builds on the success of Phase I—which introduced duplexes and ADUs west of the County Fairgrounds at the intersection of Evans and 14th—by expanding housing capacity with a thoughtfully designed multifamily building.
Developed for Gunnison County, the project addresses the growing demand for high-quality workforce housing while embracing innovative construction methods and energy-efficient systems.
A 32-Unit Modular Multifamily Solution
Sawtooth Development Phase II consists of a three-story modular structure with 32 residential units, totaling approximately 30,500 square feet. The building was designed to balance efficiency, durability, and visual interest—an important consideration for a prominent infill site within the community.
By leveraging modular construction, the team was able to reduce on-site construction time, improve quality control, and accelerate delivery without sacrificing architectural intent.

High-Performance Design with Geothermal Innovation
A defining feature of this project is its Geothermal Heat Pump system, which supports long-term energy efficiency and reduced operational costs. To accommodate this system, a site-built mechanical room was integrated into the design to house specialized equipment—demonstrating how modular and site-built elements can work seamlessly together.
The exterior design reinforces both performance and aesthetics. The building is clad in fiber cement panelized siding and corrugated metal siding, materials selected for durability and enhanced fire resistance. Adding architectural character, custom exterior shade structures wrap the corners of the building—providing shading over north and south entry doors before transitioning to open forms on the west elevation. Angled columns further enhance the façade, creating a dynamic and modern exterior expression.
