The ADA Standards for Accessible Design is available as a PDF online. This is the manual that you use when people refer to the ADA in an architectural or construction setting. Basically all new construction commercial facilities and areas that are altered on added to are required to meet the requirements of the ADA. It applies to public accommodation so therefor it excludes private dwelling units.
