Apartment Units – How Do They Measure Up?

There are several ways to calculate the area of different projects types. At EVstudio, we typically provide both the gross and net rentable areas of dwelling units in apartment projects. Gross area is measured from the centerline of common walls (or “party walls”), and from the exterior face of structure at exterior and corridor walls. Net rentable area is measured to the interior face of structure at all unit perimeter walls. Mechanical spaces that are inaccessible to tenants are excluded from both measurements.

The net rentable area is provided to prospective tenants, as it most accurately reflects the actual living space to be leased, while the gross square footage is typically most useful for the developer to understand the building cost of the project.
