MasterSet Plan
A MasterSet is a set of plans created for a community that includes all the possible options the house model can be constructed with. Some of the possible options could be different elevations, opt. Decks, opt. Rooms, or opt. Garages. Both architectural and structural plans must include all the information that can vary between the different options. The MasterSet will be used for an entire community but requires site-specific documents.
Site Specific Plan
A site-specific plan is required when permitting for a house model that is part of a MasterSet plan. The site-specific requirements vary from county to county. The structural foundation plan is a minimum requirement, apart from the architectural plans. This is due to the varying soil conditions from site to site. A specific foundation needs to be designed per site according to the soil report recommendations. In some counties or cities, there are further requirements that require an entire framing site-specific. In this case, the site-specific plan will include a complete set of structural plans.
Custom House Plan
A custom set of plans is specifically made for just one project. There are no options or different elevations included in the plans. Custom house plans will have a complete structural set,, including foundation and framing plans. While working in a community where multiple houses will be built, a MasterSet is a more conventional way to go, but when only one house, or even a few, custom house plans are more convenient to work with. Custom house plans are perfect for individuals looking to build their dream house.
