Modular Mountain Living Near Fairplay, Colorado

EVstudio partnered with Prospector and Fading West to design a distinctive collection of modular residences near Fairplay, nestled within the South Park Valley of the Rocky Mountains. The project delivers flexible, thoughtfully designed homes that respond to mountain lifestyles while maintaining efficiency, speed, and architectural variety.

A Flexible Modular Approach for Mountain Communities

The development introduced three new modular master plan sets, deployed across 21 individual lots. Using EVstudio’s standard plans library as a foundation, the team combined base models with adaptable bolt-on modules—then enhanced each home with site-built porches, garages, and balconies.

This approach created meaningful variation between units, both in exterior character and interior functionality, while maintaining the efficiencies of repeatable modular design. The result is a neighborhood that feels custom and contextual, without sacrificing schedule or cost control.

Designing for Variation Without Losing Efficiency

Early design discussions focused on how best to combine unique modules with garages and outdoor elements to support a range of lifestyles—from full-time residents to seasonal mountain living. By carefully coordinating modular and site-built components, the team balanced:

• Streamlined fabrication and installation

This strategy allowed homes to feel individualized while benefiting from a shared, efficient design framework.

Project Timeline: Planning for Climate and Construction

Mountain construction requires careful timing, and this project was planned with seasonal conditions in mind:

• March 2022 – Design initiated, including early coordination of unique modules and garage configurations

• July 2022 – Foundation-only drawings submitted, allowing foundations to be poured and cured during warmer months

• December 2022 – Modular permitting drawings submitted

• February–March 2023 – Modular fabrication completed

  • 27 modules produced in just 25 days

• December 2023 – Site construction completed

  • Approximately 9 months after module set

This phased approach ensured the project stayed on track despite the challenges of winter fabrication and high-altitude site conditions.
