The Gauge Modular Apartments in Durango Colorado showcase an innovative housing solution that combines sustainability, affordability, and modular construction. The apartments use of modular construction methods allowed faster build times and reduced labor, passing additional cost savings to the developer and the residents alike.
Each modular unit is prefabricated offsite by Guerdon Modular Buildings, undergoing strict quality checks that ensure durable construction and minimal waste. Once transported to Durango, these units were assembled by the General Contractor, FCI Constructors. This process aligns with the project’s sustainability goals, as modular construction significantly reduces waste and lowers environmental impact.
The Gauge Apartments offer a range of layouts to meet different needs, each designed with comfort and energy efficiency in mind. These units feature open floor plans, energy-efficient appliances, and superior insulation, leading to lower utility bills. By focusing on modular methods, the project maximizes efficiency and value for future tenants. By using offsite construction, this project also substantially reduces embodied carbon.

After a successful food truck enterprise, the owners of CrockSpot decided to open a permanent location in a newly renovated mixed-use office building called Block Forty45. EVstudio provided MEP tenant finish services including HVAC, range hood, electrical & plumbing design, and one-line diagram.

It is always an immense pleasure when our production home clients request our services for their corporate offices and design centers in addition to their home designs. Such was the case with Oakwood Homes when they needed to renovate their mechanical and electrical systems in their corporate office located in Denver, Colorado. Our MEP engineering team worked hand-in-hand with Oakwood to address their space needs while introducing them to cost-saving sustainable features such as office LED lighting. Not only is their open workspace now more comfortable with upgraded HVAC systems, but their new lighting allows for a better work environment. This long-term partnership is a perfect illustration of how we can service a client through their entire business life-cycle, no matter their needs.

RedRock Pharmacy
RedRock Pharmacy
The RedRock Pharmacy project is a pharmaceutical office TI project in a Class B office building located in Parker, Colorado. While similar to other office TI projects, there are multiple factors our MEP team had to consider when designing the space for our client. Since the tenant was mixing their own pharmaceuticals, the rooms had to be designed for a Controlled Environment with HEPA filters incorporated into the HVAC design. The building itself also served as a unique factor in the MEP design. Prior to the tenant selection of the office space, contractors had demolished the office and profoundly damaged the electrical components of the building. Our team of experts not only provided a design to accommodate the tenant but also to correct the damage to the overall building infrastructure. With our extensive office and medical renovation experience, our MEP team adhered to the high standards that medical spaces require and quickly identified potential construction concerns saving our client time and money.

Teller Medical Office Building
Teller Medical Office Building
The Teller Medical Office Building is an innovative treatment center for those suffering from the effects of the opioid crisis in the Denver metro area. The project consists of 25,000 square feet of tenant improvement work in an existing three-story office building in Lakewood, Colorado.
Serving the segment of the population that has developed an opioid addiction from prescriptions for pain management for injuries or surgery, the three-story facility offers necessary services in one location: medical, physical therapy, and group counseling. To make appointments easier to accommodate for the users, space is also reserved for the family waiting. Imaging and ambulatory surgical services will be referred to dedicated facilities as needed, though imaging services may be incorporated in the future. For this project, our architecture and MEP engineering experts worked collaboratively to ensure this existing building meets all medical facility considerations while offering a comfortable and discreet place for patients to receive treatment.

University of Denver- Boettcher Auditorium
University of Denver- Boettcher Auditorium
At the University of Denver’s Boettcher Center Auditorium, a renovation was done to capitalize on unused auditorium space by reorganizing the space to add two additional classrooms. This re-imagining of space allowed DU to expand their usable space without addition and save then hundreds of thousands of dollars. The renovation also allowed for new accessible bathrooms, renovation of lab spaces, and upgrades to the mechanical, power, and fire protection systems.
There were some special design considerations for annexing new classroom space from a busy auditorium. A sound wall between classrooms B and C was also essential as these two classrooms are acoustically independent of each other for the convenience of the professors and students. An STC rating of 60 is typical in this kind of situation, and because using CMU was too costly, we achieved the rating with a metal stud wall partition. The key is getting a physical separation between the layers of sheathing on either side of the wall to isolate the vibrations. In this case, the wall cavity includes two layers of metal studs, one of which serves as a plumbing chase for a new drain line.
