With more than five decades of experience, Rodger has an incredible depth of knowledge. What impressed me most was his ability to make complicated financing topics understandable and relevant to our everyday work.

Three Areas Worth Watching
1. Proposition 123 Funding
Colorado’s Proposition 123 directs funding toward affordable housing development and preservation. Its financing programs include land banking, equity investments, and below-market-rate loans. Understanding eligibility and funding requirements early can help developers evaluate potential opportunities.
2. Housing Tax Credits and Financing
Federal and state housing tax credits remain important tools for financing affordable developments. However, developers must understand allocation requirements and how different funding sources work together.
3. Rising Costs and Project Feasibility
Increasing construction costs make early coordination between developers, architects, engineers, and contractors especially important. Understanding a project’s financial constraints allows design teams to develop practical solutions without sacrificing quality.
My background in construction has taught me that successful projects require more than good design. They require a clear understanding of budgets, schedules, financing, and the challenges developers face.
Rodger’s perspective reinforced the importance of bringing those conversations into the design process early. The more we understand our clients’ financial realities, the better we can support their development goals.
